Scope of Work
Elevation Drawing Requirements

Add both existing and proposed grades where grade meets foundation.

On each elevation, dimension the overall height of the building relative to existing/established grade.

On interior side yard facades, dimension the wall height from finished grade to the topmost wall plate.

Affordable Housing Incentive Compliance (§21A.52.050.H.1 & H.3)

Ensure street-facing entrances are clearly shown.

Confirm at least 50% of the street-facing facade is durable material (brick, stone, fiber cement, etc.).

Show minimum 60 sq. ft. outdoor private space per unit (porch, balcony, or patio).

Break up long walls so no street-facing blank wall exceeds 15 ft.

Indicate mechanical equipment screening from street view.

Verify and document compliance with all provisions of §21A.52.050.H.1 & H.3.

South Elevation (Fronting 1300 South)

Add large, elongated windows to improve street frontage.

Specify siding as Rainier Cedar with a 3-foot local quarry rock base.

Add a large door with awning and patio space beneath.

Design the garage side-entry door so that it appears as a front-facing entry door.

Requirements
Proficient in AutoCAD, Revit, or similar architectural drafting software.
Ability to prepare elevation drawings that comply with Salt Lake City Planning standards.
Familiarity with zoning/design compliance is a plus.
Must deliver updated drawings quickly (timeline: immediate/within days).
Deliverables
Updated elevation drawings with all required notes, dimensions, and details incorporated.
Clear labeling of compliance features to support plan review.
Final files in PDF + CAD format.

Note: This project requires a Utah-licensed architect who can review and place their official stamp on the plans.
