Compact Mixed-Use Building Design
Budget: ₹1,500 – ₹12,500 INR
I need a clear, build-ready concept for a narrow mixed-use property measuring 44 ft frontage by 27 ft depth. The ground level must hold four equal-sized shops aimed at generic rental use, so keep the layouts flexible and free of built-in counters or fixtures that would limit potential tenants.
Above that, two additional floors will each contain a single minimalist residence measuring exactly 10 ft × 20 ft internally. Inside every unit I must see:
• A bedroom zone large enough for a double bed and small wardrobe
• A compact kitchen line
• One washroom
• A balcony that extends the living area without breaking the 10 × 20 envelope
Circulation (stairs or lift), services, and structural elements must fit the remaining footprint while respecting local setback norms. I’m after a stripped-back, clean aesthetic—simple masses, neutral materials, plenty of daylight.
Deliverables I need to approve the concept:
• Dimensioned floor plans and reflected ceiling plans
• Two street-facing elevations and one section
• 3D massing or rendered perspectives showing the minimalist look
• Basic structural grid and column positions to prove feasibility
Please work in any mainstream CAD/BIM package (AutoCAD, Revit, SketchUp, or similar) and supply both editable files and PDFs.
