Apartment building + stores

I need an experienced architect to prepare architectural plans based on the uploaded land survey/drawing.

The land has two parts:

Apartment building plot: approximately 1462 m²
Stores + staircase plot: approximately 283 m²

Project Requirements:

Apartment Building
Total target: around 35 apartments
Each apartment should contain:

1 Bedroom
Living room
Kitchen
1.5 Bathrooms
Practical and rentable layout
Design should maximize the number of units while maintaining good ventilation and circulation
Include:

Main entrance
Hall/common areas
Staircase
Apartment distribution

Stores Building

Design stores on the 283 m² area
Include staircase access for upper floor
Provide a practical commercial layout

Ground floor plan
First floor plan
Apartment layouts
Dimensions
Area calculations
Staircase details
Elevations (basic)
CAD files (DWG) + PDF

Please review the uploaded land drawing before starting and suggest the best layout solution.

Preference will be given to architects with experience in apartment buildings and rental residential projects.
