Apartment Complex Design & Cost Estimate

I am preparing a partner-review meeting and need a full set of early-stage deliverables for a 10-20-unit apartment complex. The site allows a total carpet area of 7,200 sq ft, so the work must translate that allowance into practical layouts, an attractive elevation, and a realistic cost model.

What I expect from you:
• Conceptual site and floor plans showing unit mix, circulation, parking and basic services
• An exterior elevation or 3-D massing that conveys the architectural language (PDF and editable DWG/Revit preferred)
• A preliminary BOQ with a rough cost estimate broken down by major work heads—structure, finishes, services, external development, contingencies

I will use these documents directly in a boardroom presentation, so clarity and visual quality matter as much as technical accuracy. Engineering schematics and amenity layouts (gym, pool etc.) are not locked in yet; feel free to recommend options that fit the 10-20-unit configuration.

Please outline your process, the software you will use (AutoCAD, Revit, SketchUp, Excel, or similar), and the timeframe needed to deliver the complete package.
