Charlotte Rental Property Mystery Shopper
Budget: $30 – $250 USD
I need an impartial mystery shopper in an outer suburb of Charlotte, NC to pose as a prospective tenant for a single-family home that I own. Your only contact will be with the owner or employees of the property management company that currently handles leasing.
Here is what I’m after: make first contact by the channels the listing advertises (phone, email, and online form if offered), ask the standard questions a renter would have, and note how quickly and professionally the manager responds. Then, go in person to rental management company office to check out the key to the house. You do not need to go in-person to the rental property. However, you would need to go back to the rental management company (at least two hours after the first visit) to return the key. Please keep the interaction natural—do not reveal that you are evaluating them.
Deliverables I expect:
• Date & time of each outreach and reply
• A brief narrative of the conversation, including tone, helpfulness and professionalism (or lack thereof)
• Any emails or text transcripts copied verbatim
• A detailed call log (or audio recordings of the conversation with with representatives of the property management company as North Carolina law permits)
• Close-up photographs of the keys provided by the rental management company
• A one-page summary highlighting responsiveness, accuracy of information, and overall customer service
