Project Title: Architectural Drafting & Permit-Ready Plans for Home Addition (Post & Beam/Timber Frame)

I am seeking a skilled architectural draftsman or residential architect to convert a combination of original home blueprints and a builder's preliminary sketches into a complete, standardized, permit-ready set of construction drawings.
The purpose of this project is to create a unified, clear set of architectural plans that I can hand to multiple general contractors to ensure exact, apples-to-apples construction bidding.
Project Scope & Context:
Existing Home: The original home is a Timberpeg post-and-beam structure. I am providing the original architectural blueprints (Original 3 Plainsail files) strictly for architectural context, roofline matching, and footprint references.
The Addition: A new vaulted Great Room addition (approximately 28' x 22') off the rear of the home, utilizing exposed 6 x 8 timber ceiling purlins and a ridge beam to tie into the aesthetic of the existing structure. It features an integrated fireplace/TV recess and an extensive glass lake-facing elevation. The new addition will NOT be true post-and-beam construction. It will utilize traditional stick-framing / standard platform construction (e.g., standard 2x10 stud wall framing).
Structural Elements Required:A main structural ridge beam across the vaulted ceiling. A structural 9' header beam across the main glass slider wall to support the roof load above the extensive window layout.Standard structural engineering for the 4-foot deep cantilevered deck extension off the back.
Required Modifications to Provided Builder Sketches: You will be replicating a preliminary layout provided in an attached PDF, but with two critical changes:
1) Deck Modification: You must design and detail a new 4-foot deep cantilevered extension off the back deck.
2) Window Finalization: The window and sliding door sizes on the lake elevation are still being finalized; you will need to adjust the framing layout slightly based on final dimensions I provide. Note: right now I am planning on Weathershield VUE System (https://weathershield.com/products/direct-set-vue-collection/)
Required Deliverables (Full Architectural Set):
- Site/Demolition Plan Context: Clearly showing where the existing structure is modified. Note - the addition will NOT seamless connect to the existing structure because the Header for the addition is 9' versus 8'
- Proposed Floor & Deck Plans: Incorporating the modified window schedules and the 4' cantilevered deck extension.
- Reflected Ceiling Plan (RCP): Detailing the timber frame purlins and vaulted ridge beam system.
- Exterior Elevations: Showing how the new rooflines and walls seamlessly blend with the existing timber-clad structure.
- Building Sections & Framing Details: Foundation plans (matching the basement/crawlspace transition), wall sections, and cantilever structural detailing.
- Final Files: Deliverables must include complete, high-resolution PDFs and the master CAD source files (AutoCAD .dwg or Revit .rvt).
- Bonus - 3D Rendering of exterior and interior views - see photos for existing exterior and interior colors.
Freelancer Requirements:
- Proven experience with residential framing, ideally with timber frame, post-and-beam, or heavy timber accent modeling.
- Ability to cleanly interpret older hand-drawn blueprints alongside modern digital sketches.
- Strong communication skills to adjust window schedules as final choices are locked in.
- A professional who understands standard US building codes (IRC 2021). They can properly draw the framing members, joist hangers, and cantilever details required to safely support that deck extension.
