New Rural Residential Home in Central Queensland, Australia
Budget: $25 – $50 AUD
Develop and prepare architectural, engineering, plumbing, electrical plans and detail for planning submission and approvals in accordance with Australian National Construction Codes and regulations.
The residence will comprise concrete footings and slab, where a combination of internal and external rammed earth walls, metal stud with Fibro cement panels, a gable roof with apitch of 8 degrees and 12 degrees, skillion raked roof of 100 mm EPS and PIF, colorbond composite panel, 5 bedroom 3 bathroom, open plan living, 180 m2 verandah to 3 sides, 350m2 living area,
120m2 of living area will be on a steel frame with Fibeo cement flooring. The perimeter verandh has 250 mm diemeter rammed earth poles columns which also support the perimeter skillion roof. The perimeter ceiling height is 3 m.
Sketch plans and materials selection have been researched and are part of the brief.
The ground is mainly flat ,but falls to a creek on the north face of the house. Steel frame will be utilised , area for verandah and living area totalling !80 m2.
The residence is in a fire zone of BAL 29, so all materials are rated BA29 or BAL40.
There is a seperate car port and seperate shed on the property to be included in the application for permit to build.
