I’m ready to move forward with designing a two-story, modern-style home and need a complete architectural package that captures a balanced layout—open-concept living and dining areas where family and guests can flow together, yet with certain rooms (office, media room) clearly defined for privacy.
Site specifics and dimensions will be provided as soon as we connect, but the core scope is clear: translate my wish list into professional drawings that a local builder and permitting office can work from. That means floor plans for both levels, exterior elevations that showcase a clean modern façade, basic sections, and a roof plan. If you typically include electrical and plumbing layouts, great—please note that so I know what will be covered.
Deliverables (PDF + CAD):
• Ground-floor and second-floor plans showing accurate room sizes and wall thicknesses
• Front, rear, and side elevations reflecting modern detailing (large windows, flat or low-slope rooflines, simple materials)
• At least one cross-section to clarify floor-to-ceiling heights and stair details
• A roof plan coordinated with the overall massing
• 3D exterior views or a model are a plus for visualizing proportions
