Modern Industrial Storefront Concept Design

I need an initial concept package for a 100 ft × 60 ft commercial building that will be split between an Anytime Fitness (80 ft) and a Smoothie King (20 ft). The façade must read as one cohesive, modern-industrial storefront built primarily in brick and clear glass.

Key points
• About 20 ft of the glass frontage should wrap the corner so both tenant entries feel open and inviting.
• Clear glass only—no frosting or tint.
• Brick should provide the main visual mass, with metal accents kept to a minimum so the glazing stands out.

What I’m looking for in this low-budget phase is a concise draft set:
1. A front elevation showing material breaks and the full glass run.
2. A simple 3-D perspective that illustrates how the glass turns the corner.
3. Basic dimensions and callouts so I can confirm proportions before moving forward.

Keep the files in a format I can hand straight to my local architect—PDFs are fine, and a SketchUp or Revit model is a plus if you already work in those tools. I’m happy to answer quick questions as you sketch, but please keep the scope to this initial façade concept only.

Would also like a basic 2d rendering showing the space for each spot and a drive thru option for smoothie king.
