I’ve just purchased a home in Wellington, Florida and will be taking it down to the studs. The scope covers every square foot—kitchen, baths, living areas, bedrooms, exterior façade, rooflines, and landscaping—plus an expansion that adds a fourth bedroom. When the dust settles, the house should read as a crisp Florida Tropical Modern: generous glazing, seamless indoor-outdoor transitions, and warm natural materials balanced with clean lines. Think large window walls that capture the breeze, shaded patios that feel like extensions of the living room, and finishes that sit comfortably in our humid climate.

I need a licensed architect who can guide the project from initial concepts through permit-ready construction documents, coordinating both interior re-planning and exterior work so it all speaks the same design language. Experience with full-scale gut renovations as well as ground-up work is essential; you’ll be solving existing-condition quirks while integrating the new addition.

Preferred spatial feel: a blend of open communal zones and more defined private rooms—neither a fully open loft nor a warren of small spaces. Plans should capture that balance while keeping structural changes practical.

Please share a portfolio demonstrating comparable renovation and new-build projects—ideally in subtropical climates. Revit, AutoCAD, or ArchiCAD workflows are all fine as long as the final documents are provided in editable CAD plus PDF sets. I’m ready to start as soon as we align on scope and timeline.
