Contemporary Duplex House Plan Needed
Budget: ₹1,500 – ₹12,500 INR
I’m moving ahead with building a contemporary-style duplex and need a complete architectural plan that I can hand straight to my contractor and the permitting office. The design must prioritise a comfortable flow for family living while fitting neatly on the lot dimensions I will provide once we get started.
Core layout requirements
• The duplex should accommodate at least four bedrooms in total, with one room clearly designated as a guest room.
• Contemporary aesthetics—clean lines, ample natural light, and an open yet practical floor-plan—are non-negotiable.
Deliverables I expect
• Scaled floor plans for both levels (if you split the units vertically) or for each unit (if you stack them) showing room sizes, circulation, and furniture suggestions.
• Elevations and cross-sections illustrating exterior treatments that read as modern but warm.
• Basic structural notes plus indicative electrical and plumbing layouts so my engineer can finalise their calculations.
• High-resolution 3-D visualisations that help me—and local authorities—see exactly what the finished duplex will look like.
• Files in PDF and the original editable format (DWG/Revit/SketchUp—use whichever tool you are fastest with, just let me know).
I have a flexible attitude toward secondary spaces—if you see an elegant way to slip in a small study nook or entertainment corner without crowding the plan, I’m open to it. What matters most is that the four bedrooms (guest included) feel spacious and the overall footprint stays efficient.
Once we agree on a concept, I’d like two rounds of revisions to fine-tune details before locking the final set. Please share a sample of a recent duplex you’ve drawn so I can gauge style fit. Looking forward to collaborating on a design that’s both beautiful and build-ready.
