Bungalow Extension & Redesign Plans

Budget: £250 – £750 GBP

I have a detached residential bungalow. The brief is an extension outside of bedroom 2 and bathroom to square the house up (out in line with the existing flat roof extension). Then, dormers to the front of the house (the whole way across to maximize space), and a dormer punching off the external cavity of the flat roof extension, the whole way across (again to maximize the space). Ideally, this at least two of three bedrooms can then be moved up stairs (including a master), and then we cna reconfigure the bottom to have two or three (ideally at least a 4 bedroom house) and remove some of the smaller rooms. I would like the ktichen area and lounge area to be open planned.

Here is what I need from you:

• Concept-level sketches that explore different massing options for the extension and the proposed first-floor addition while respecting local height limits and setback rules.
• Developed architectural drawings (plans, elevations, sections) ready for planning submission in PDF and editable CAD/Revit format.
• A clear layout for the redesigned ground floor—including kitchen, living, and circulation—so the new spaces flow naturally into the added floor above.
• At least two 3D visuals or renders to help me communicate the design to family and, later, to the planning officer.

Acceptance criteria
• Drawings must align with UK building regulations (or highlight any code assumptions if you work from another region).
• All dimensions, materials, and structural assumptions clearly noted.
• Files delivered in both native format (DWG/RVT) and print-ready PDF.
