Hi all. We are developing a roadside foodcourt on Hessa Street, Dubai. The site is 10,000 SqFt and approved for B+G+M with Built Up Areaa of 35,000 SqFt:
Basement (10,000 SqFt) - storage & tenant commercial kitchens.
Ground (10,000 SqFt) - shop front/ordering and limited seating.
Mezzanine/1st (10,000 SqFt) - tenant commercial kitchens.
Roof Terrace (5,000 SqFt) - seating.
Hessa St. has very high daily vehicle traffic with limited fast food options. The site is located adjacent from the only entry off Hessa St. onto the service road. The retail plan targets international F&B tenants. We are targeting 9-12 tenancies between 750 SqFt (Dunkin') to 2,000 SqFt (McDonalds).
Example F&B retailers include McDonalds, Burger King, KFC, Subway, Starbucks, Tim Hortens', Dunkin', Baskin Robbins and Dominoes.
2 car parking bays are required on the site. We intend to also lease 10 public car parking spaces from the Dubai traffic authority. These spaces are located in front of the site and will serve as ordering bays via a unified tenant app.
The mall architecture needs to be modern, attracting vehicle traffic from Hessa St. The front facade is critical to this achieving this. Use of a mesh LED screen (or similar) applied to the facade glazing may offer a large dynamic facia to achieve this result. Otherwise, a dynamic billboard located above the GF could work.
We require male and female washrooms, both with provisions for 2 people at a time.
