Project Name: Happy Place Farm RV Community Design
Location: Rowland, North Carolina
Project Overview: Happy Place Farm is seeking proposals from qualified architects to design a thoughtfully planned RV community on a 30-acre parcel of land. The community will feature 30 spacious RV lots, a clubhouse, a swimming pool, a 5-acre catch-and-release fishing pond, and additional amenities to create an inviting and engaging environment for long-term rental senior residents. The community will be a part of Happy Place Farm, where residents will be able to interact with the farm animals, garden, and participate in other farm activities, enhancing their connection to nature and fostering a sense of community. There will be 2 phases. The first phase will have 15 RV lots and the second phase will complete the next 15 lots.
Project Scope:The selected architect will be responsible for designing a site plan that incorporates:
30 RV Lots with full hookups (water, sewer, electricity) and designated green spaces
Small Clubhouse with a multipurpose room, kitchen, restrooms, and gathering space which will also include a room with washers/dryers. (*already in place - will need full rehab)
Swimming Pool with appropriate decking, fencing, and seating areas (* pool already in place - will need upgrade)
5-Acre Fishing Pond with accessible walking paths and seating areas (already in place - will need walking paths etc)
Internal Roadway System designed for RV access and maneuverability
Parking Areas for residents and visitors
Landscaping and Common Areas with sustainable and aesthetically pleasing elements
Utility Infrastructure planning for water, sewer , and electricity. Community water is available, however, a sewer system will be needed. We want a simple sewer system based on zoning requirements in the US - North Carolina. The property is outside of city limits.
ADA Compliance to ensure accessibility throughout the community

Firm Background & Experience – Company profile, relevant experience with RV parks, resorts, or similar developments
The design should adhere to a rustic/farmhouse architectural style, providing a cozy and inviting atmosphere. Please use eco-friendly materials throughout the community.
Conserving water through thoughtful planning and site selection.
Minimizing environmental impact by adopting wastewater treatment solutions.
Complying with environmental regulations and attracting eco-conscious travelers.
Efficient water use to sustain guest experiences.
The design should aim to achieve certification as a wildlife-friendly habitat.
We have a flexible budget for the project, pending proposal details. The expected timeline for the project completion is 12-18 months. Please ensure the design includes a gated entry for enhanced security. Please include the use of recycled metal in the construction.
