I own a small group of residential rentals and a handful of tenants (fewer than five) have let their rent slip for more than three months. I need a professional who can step in immediately, make direct contact with each tenant, and steer the conversations toward full repayment or a legally sound payment plan.
You should already be comfortable with residential-specific regulations, respectful yet firm negotiation techniques, and thorough record-keeping. Phone, email, and letter outreach will be required, along with clear logs of every interaction so I can see exactly where each account stands.
Deliverables I expect:
• Initial assessment of each tenant’s balance and best contact method
• Written and phone outreach scripts tailored to local laws
• Ongoing communication logs (dates, times, summaries)
• Confirmation of payment or signed payment agreements for every tenant, or a documented escalation path if needed
