Residential Real Estate Transaction Coordination

For my residential listings that are already under contract, I need a sharp transaction coordinator who can keep every file tight through closing. Your main focus will be threefold: preparing and organizing all documents, handling day-to-day communication with buyers’ agents, lenders, and title, and watching every deadline so nothing slips.
You’ll step in the moment the contract is signed and stay with it until the keys change hands. That means drafting or reviewing addenda, disclosures, and compliance forms; sending, receiving, and filing signatures through DocuSign (or a similar platform you prefer); confirming earnest-money receipts; ordering HOA docs when needed; and pushing reminders to all parties as critical dates approach—inspection, appraisal, loan commitment, and final walk-through.
Deliverables I expect on each deal:
• A complete, audit-ready digital file of every executed document.
• A clear timeline updated in real time with each contractual milestone met.
• A concise communication log summarizing every touchpoint so I can step in instantly if an issue escalates.
