Residential Deal Sourcing VA
Budget: $2 – $8 USD
I’m looking for an experienced real-estate investment virtual assistant who can keep my acquisition pipeline full of qualified residential opportunities. Your primary mission is deal sourcing: finding off-market or lightly marketed single-family and small-multifamily properties that meet my buy-box, then packaging each lead so I can move quickly on negotiations.
Here’s what I need from you day-to-day:
• Continuous prospecting through county records, wholesalers, MLS alerts, investor Facebook groups, PropStream, Zillow, etc.
• A concise deal sheet for every lead showing address, asking price, ARV, repair estimate, and projected returns.
• Immediate entry of each vetted lead into my CRM, tagged, scored, and assigned the correct stage so nothing slips through.
• Clear, end-of-day updates summarizing new leads added, sellers contacted, and next actions.
When a lead advances, you’ll pull together comps, recent sales data, and seller intel so I’m fully prepared for negotiation. While deal sourcing is the core focus, I’ll also lean on you for light admin—calendar holds for seller calls, document prep, and timely email follow-ups—to keep the acquisition process smooth.
To succeed you must already understand real-estate metrics (ARV, cap rate, MAO), be comfortable working inside a CRM, and communicate in clean, well-organized English. If you’ve previously supported investors and turned cold data into hot residential deals, I’d like to hear how you did it and how quickly you can start.
