US Real-Estate Short-Pay Negotiation

Negotiating a short-pay agreement on a multi-unit property with my lender is the final hurdle before I can complete a refinance. The work requires a United-States–licensed real-estate attorney who can handle negotiations from start to finish while protecting my interests.

Scope of work
• Assess the current loan and lender correspondence, then develop a negotiation strategy that focuses on (a) improving loan terms, (b) resolving valuation disputes, and (c) achieving a reduced payoff figure that will satisfy the lender.
• Draft all documents needed for the short-pay proposal and any follow-up agreements; I do not yet have drafts or signed paperwork in place.
• Lead communications with the lender, including written offers, counter-offers, and clarifications on legal compliance.
• Advise me on timing, risk, and next steps so that the refinance can proceed immediately once the payoff figure is finalized.

Acceptance criteria
– A mutually executed short-pay agreement reflecting the reduced payoff amount.
– Clear, documented resolution of any valuation or compliance disputes.
– All drafted documents delivered in editable format for use in the refinance closing package.

Experience with multi-unit residential or mixed-use assets and proven short-pay negotiations inside the United States will be highly valued.
