Real Estate Mystery Shopper Market Research

I am a homeowner seeking a professional and detail-oriented freelancer to conduct mystery shopper–style market research within the residential real estate space. The objective is to evaluate how real estate agents communicate about, and position my property, as well as comparable listings, when interacting with potential buyers. The selected freelancer will contact a list of agents provided by me (and identify additional agents on their own), pose as a prospective buyer, and inquire about specific properties, including mine, while documenting how agents present the home, describe its strengths and weaknesses, compare it to other listings, and whether they encourage or discourage showings. The freelancer will assess tone, professionalism, responsiveness, and transparency, and provide a structured report summarizing each interaction, including key observations, patterns, and paraphrased responses (no illegal recording permitted). Candidates should have strong communication skills, attention to detail, and preferably experience in market research, mystery shopping, or real estate, while maintaining discretion and adhering to all applicable laws and ethical standards. This is a one-time project.
