Real Estate Marketing Specialist – List Luxury Croatian Villa on US Property Portals

Exclusive villa in Kožino is for sale, near Zadar on the Croatian coast (details: https://for-sale.headsbase.hr/), and I'm looking for a freelancer with experience marketing international/luxury property to US buyers and investors.
Scope of work:

- Identify the most relevant US-facing platforms for overseas luxury property (e.g. Zillow, Realtor.com international, LuxuryEstate.com, JamesEdition, Mansion Global, Sotheby's International Realty network, Point2Homes, or others you recommend)
- Create and publish listings on those platforms, including account setup where needed
- Write compelling English listing copy tailored to US buyers (lifestyle, investment, EU/Adriatic positioning, proximity to Zadar airport, etc.)
- Advise on photo selection and description angles that resonate with US audiences (second-home market, retirement, Airbnb/rental potential, EU residency angle)
- Provide me with links to all live listings and basic guidance on handling inbound inquiries, or optionally act as first point of contact

Requirements:

- Native English (US market experience preferred)
- Proven experience listing or marketing international/luxury property to US buyers (please share examples)
- Knowledge of which portals allow foreign/private (FSBO) listings vs. agent-only, and their fees
- Familiarity with US luxury real estate social channels (Instagram, LinkedIn, YouTube) is a plus
