We're looking for an experienced real estate investment coach or consultant to help an entrepreneur figure out a creative way to buy a home to live in — without personal capital. The goal: structure a deal where investors fund the purchase and renovation, I live in the property (ideally for free or at a below-market rent), and investors earn their return through the property's value appreciation over time. Based in the Eindhoven/Brainport region.

Open to freelancers and agencies. Starting with 3-5 video consulting sessions + async support, with potential for an ongoing advisory relationship.

THE GOAL
Best case:
• Investors fund the purchase + renovation through a Dutch LLC (BV) or other structure
• I live in the property for free (or near-free) in exchange for managing the deal and property
• Investors earn returns through the property's value appreciation (Eindhoven market: ~5-7% annually + renovation upside)
• After X years: sell and pay out investors, or refinance and buy them out
Worst case (still acceptable):
