Real Estate and Business Acquisition Strategy - TRANSACTION SPECIALIST

i want to create several scenarios for several strategies below. We work together choose & roll out best strategy below for real estate acquisitions (turned assumptive/swaps) or business acquisitions (via MBO or PSP - purchase & sale of partnership interests, etc.). Including tools such as Sale Leasebacks, Land Contracts, Collateral Trusts/Funding Trusts or Land Trusts w/SPV's for Portfolio company or fund, capital fund, bk remote SPE, pledge of non owner owned LLC/LP securities, etc. I ALREADY HAVE ALL CONTRACTS, AGREEMENTS, ENTITY/ORG DOCS (TRUSTS TOO), RESOLUTIONS, FORMATION DOCS, CERTIFICATES, ETC. I have a pipeline and wish to acquire assets consistently and rapidly to scale month after month, quarter after quarter.
1) Owner/Seller executes resolution adding me to the company as a minority Owner/Manager, and Owner/Seller then can refinance; OR Owner/Manager uses company financials to obtain loan to buy out Owner/Seller?
2) Execute REVERSE MERGER's and utilize IRC §338 (338(g) / 338(h)(10)) or IRC §368 reorganizations (including reverse subsidiary mergers)? Provide a scenario of each of the codes?
3) Execute Purchase and Sale of Membership Agreement (even if used with either paragraphs 1 or 2) above.
4) Finally, how can we use any SPA stock purchase agreement (or securities purchase agreement), asset purchase agreement, and asset purchase agreement (a version which allows executory powers for one or trustee to sell assets on behalf of another), which may be used alone or with either paragraphs 1 or 2 above.
