The fund targets **ground-up development** and **portfolio acquisition strategies**, with a particular emphasis on **townhouse community development** and scalable multifamily repositioning.
Ideal candidates will have demonstrated expertise in:
- **Real estate fund structuring** and SEC regulatory frameworks (Reg D 506(c), 3(c)(7))
- **Institutional capital raising** (family offices, endowments, and pension funds)
- **Financial modeling**: IRR, equity multiples, waterfall distributions, cash flow forecasts
- **Entitlement strategy, zoning analysis, and risk mitigation**
- **Investor-facing design**: pitch deck creation, visual storytelling, branding consistency
You will be expected to:
- Draft a full institutional business plan with financials, market insights, and strategic narrative
- Create an investor pitch deck suitable for high-level presentations and data room hosting
- Integrate SEC-compliant messaging and disclosures
- Tailor content to different investor segments (family office, endowment, institutional)
- Coordinate weekly progress reviews and align with sponsor input
Deliverables:
- Business Plan (Word/PDF)
- Pitch Deck (PowerPoint or design equivalent)
- 1-page Summary + Visuals for outreach
Preferred Experience:
- Background in real estate private equity, investment banking, or strategic consulting
- Familiarity with U.S. secondary/tertiary markets, especially suburban development
