Find me a Real Estate Deals To Fix and flip

Hey Guys, I'm a local investor in NJ USA, We are investing in some places in NJ, and Fix and flip them. those are the requirements:

DEALS MUST BE SENT AFTER CALCULATING ALL NUMBERS AND AFTER THE OWNER/SELLER AGREE TO CONTINUE.

1. deal must be in those Counties, Orange, Essex, Bergen, Ocaen.

2. we work based on the 70% rule.

3. must be Off-market deals,

4. only 1-4 single families,

5. Short sales, taxes, old houses, etc.
