Cap Rate & Discounted Cash Flow Analysis for a real estate property I may be selling

I may sell a large property with 3 units and 13 bedrooms that is currently in very bad shape. I have been in the real estate business for a long time, but I have generally dealt with smaller properties. I want to value this like banks would if they were to lend money on it. After being fixed up it could yield $60,000 a year in real profits. It is roughly 4000 sq. ft which probably isn't relevant to this analysis. I will be meeting with a potential buyer tomorrow who although very good at fixing properties is not that sophisticated in banking analysis type financial analysis. I have spent some time with chat gpt on this and I want to have a real good handle on it when I meet the buyer. I am attaching a couple of the chat gpt analysises that I want to get a good handle on.

My only interest is in paying a flat fee of $75. I need person with a good financial/real estate background. I have a pretty decent real estate and financial background, so it will not be like you will be explaining econ 101 to me. On the other hand, I want to get a very good handle on this and save my time on what I could otherwise get from AI. Please explain your background in your application.
