Bilingual Mixed-Use Property Development
Budget: $750 – $1,500 CAD
I’m looking for a Spanish- and English-speaking professional who is both a licensed real-estate agent and a property lawyer in Peru to guide my entire acquisition-to-construction journey near Puerto Maldonado.
The assignment starts with locating a vacant mixed-use lot. I need a focused property search, not a generic listing sweep, and a concise portfolio of the most promising options in or around Puerto Maldonado. For every candidate you present, you will also deliver the full title search and legal due-diligence file so we know exactly who owns what, whether there are liens, zoning hurdles, or environmental restrictions, and what it will take to close cleanly.
Once we select the best parcel, you will negotiate the purchase terms, draft or review the purchase agreement, and secure transfer of clear title. From that point forward, you become my local project manager: hiring reliable labor, securing permits, coordinating materials, and supervising construction of the initial mixed-use facilities—residential, retail, and office space in one integrated footprint—until the keys are ready to hand over.
Key deliverables:
• At least three vetted mixed-use lot options with pricing, zoning, and seller data
• Legal due-diligence packets for each option, including title certificate, lien report, and compliance notes
• Final purchase agreement ready for signature
• Phase-one build plan covering residential units, retail frontage, and potential office areas
• On-site oversight of hiring, permitting, and construction through full completion
• Weekly bilingual progress reports with photo evidence and cost tracking
Local presence in or near Madre de Dios, strong contractor network, and previous mixed-use development experience are essential.
