Apartment Underwriting & Cash-Flow Analysis
Budget: $30 – $250 USD
I need a seasoned analyst to dive into a portfolio of multi-family assets—specifically apartment communities—inside the Intell CRE platform. (Please indicate if you have worked with that platform previously) My focus is strictly on apartments; retail, office, industrial, condos, and townhomes are outside the scope, so every assumption, comp, and metric should reflect the apartment market alone.
Your mission is two-fold. First, build a model within IntellCRE, incorporating current owner financials. Second, complete a full underwriting and cap-rate analysis so we can benchmark each deal against current market expectations and create a deliverable to the client that indicates clearly the viability of the asset and what it should be purchased for at different Cap rates.
For clarity, I consider the work complete when you return:
• The Intell CRE file with every input cell documented.
• A one-page summary memo highlighting projected cash-on-cash returns, IRR, exit cap rate, sensitivity notes, and key market comparables you used.
• A brief assumption sheet (Excel or PDF) listing sources for rents, expenses, and cap-rate data.
- A deliverable email to the client that clearly defines the assets financial viability and what it is worth.
All figures must reconcile within Intell CRE and tie back to your summary. If something cannot be validated, flag it rather than forcing the numbers. Looking forward to a precise, transparent analysis that I can take straight to investors.
