Property & Guest Experience Manager for Unique Airbnb
Budget: €18 – €36 EUR

Property: Poppy Island — a large and special Airbnb accommodating up to 20 guests
Position Type: Ongoing freelance position (KATA or equivalent, invoicing required)
Expected Pay: €1400 - €2000 per month (with incentivized performance and more potential properties)

ABOUT THE ROLE
We operate one of Budapest’s most premium short-term rentals — a beautifully designed, high-capacity property with sweeping views of the Danube and Parliament that attracts groups from around the world. Guests pay for excellence, and we expect to deliver it in every detail.
We’re seeking a Property & Guest Experience Manager — someone local, reliable, resourceful, and deeply service-oriented — who will take full ownership of ensuring every stay is truly five-stars.
This job is more than logistics; it’s hospitality at the highest level. We want someone who takes pride in delighting guests, spotting opportunities to surprise them, and resolving challenges before they ever become problems.
WHAT YOU'LL DO
You’ll be the on-the-ground heartbeat of the property, ensuring operations, presentation, and guest experiences are consistently exceptional.
Guest Experience & Hospitality
Serve as the face and spirit of the property for each group — proactive, responsive, and genuinely kind.
Handle all guest communication before, during, and after stays.
Anticipate guest needs, fix issues fast, and turn problems into memorable experiences.
Coordinate thoughtful touches — personalized greetings, local recommendations, surprise amenities, and more.
Represent the property’s voice: polished, warm, and unflappable.
Operations & Oversight
Inspect and approve the property before every guest arrival — not just clean, but immaculate with everything in perfect working order.
Oversee cleaners and maintenance partners; verify that every detail meets luxury standards.
Restock supplies, monitor inventory, and ensure amenities are always available and well-presented.
Coordinate repairs or replacements quickly, using your judgment to keep operations smooth and discreet.
Keep concise records and communicate with ownership regularly and clearly.

IDEAL CANDIDATE
You’re someone who thrives on service and precision. You might have a background in hospitality, operations, or high-end event coordination — but above all, you’re someone who cares deeply about doing things right.
You have:
Fluent English, excellent communication skills, and you speak Hungarian.
Strong organizational skills and the ability to manage multiple moving parts independently.
High emotional intelligence and an instinct for handling guests gracefully.
Good judgment and integrity — we trust you to represent us in every interaction.
Residence in or near Budapest (near daily access to the property required).
COMPENSATION
This is a freelance position under KATA or equivalent (invoice required).
The compensation package is comprised of three parts: a base retainer, commission on the property’s revenue, and a performance bonus.
Base Retainer:
€500 per month for ongoing availability, coordination, and operational oversight.
Commission on Gross Monthly Revenue:
Each night is around €1,000, and you will have the ability to raise and lower these prices to drive and optimize more bookings and higher nightly rates.
Commission structure:
Up to €8,000 revenue: 2.5%
€8,001 – €15,000 revenue: 3.5%
€15,001 – €25,000 revenue: 5%
Over €25,000 revenue: 6%
Bonus for Five-Star Reviews:
€50 for every 5-star review.
Example:
If you do the job well, the expected monthly income ranges from €1,400–€2,000+, depending on occupancy and guest satisfaction.
Other Bonus Possibility:
€1,000 on achievement of “Airbnb Top 1% of Homes.”
