To move quickly, I need a local expert who can source viable properties, verify their legal standing, and guide me through the acquisition process from initial shortlist to closing.

Scope of work
• Identify and present at least three farmland parcels that allow mixed agricultural activities, including basic details on size, soil profile, existing infrastructure, access to water and roads, and asking price.
• Conduct preliminary due-diligence checks (title verification, zoning compliance, ownership history, and any agrarian reform implications).
• Arrange virtual or in-person site visits and facilitate communication with owners or brokers.
• Provide a clear breakdown of estimated transaction costs, taxes, and timelines for transfer of ownership to a foreign buyer or local corporation.

Acceptance criteria
A concise comparison report for each property, supporting documents that confirm clean title, and an outlined purchase roadmap will signal completion.

Familiarity with Philippine real estate procedures, the DAR and DENR offices, and experience negotiating agricultural land deals will be highly valued.
