Looking for someone to manage our real estate portfolio located in Philadelphia, PA & South Jersey with us.

Qualifications:
1) Must have experience in property management in the U.S.;
2) Must be willing to learn new subjects in relation to property management and real estate investments;
3) Be able to work during the EST daytime hours;
4) If you speak another language (Spanish is highly desired), it's a plus but it is not required.
5) Strong organizational and multitasking skills to manage multiple properties simultaneously.
6) Excellent communication and interpersonal skills to interact with guests, property owners, and service providers.
7) Proficient in using property management software and online booking platforms.
8) Financial acumen to analyze data, prepare reports, and make strategic recommendations.
9) Problem-solving skills to address guest concerns and resolve issues promptly.
10) Flexibility to work irregular hours, including weekends and holidays, as property management often requires availability around the clock.


Responsibilities:

1) Property Maintenance and Upkeep:
- Conduct regular inspections of properties to ensure they are well-maintained and in compliance with safety regulations.
- Coordinate and oversee repairs, maintenance, and cleaning services as needed.
- Respond promptly to maintenance requests and address any issues that may arise during guests' stays.

2) Legal Compliance:
- Stay informed about local laws, regulations, and zoning requirements related to short-term rentals in Philadelphia.
- Ensure properties are compliant with all necessary permits, licenses, and safety standards.
- Stay updated on changes in the industry and adjust operations accordingly to remain in compliance.

3) Administration and Reporting:
- Maintain accurate and organized records of property-related information, including bookings, expenses, and maintenance activities.
- Prepare regular reports on property performance, financials, and occupancy rates for owners and stakeholders.
- Handle financial transactions, including collecting rental payments, security deposits, and vendor invoices.

4) Team Management (if applicable):
- Recruit, train, and supervise a team of staff or contractors, such as cleaning personnel or maintenance technicians.
- Schedule and coordinate tasks to ensure efficient property operations.
- Provide ongoing guidance and support to team members, fostering a positive and productive work environment.

Payment Terms:

We will start with a probation period to understand if we are a good fit for each other. I'm looking for someone to work for a long time, our current company has remote workers from all over the world and they have been working with us for over years. We commit to you, so we are looking for someone who we can grow together.

*Probation: 2 weeks. $50/week (the length & payment can be negotiated upon day 3 and onwards).
*After Probation: This will be negotiated. Normal terms start from $400-$800/mo to begin with. Constant increase over 6mo or as negotiated.
