I’m representing myself in a trespass-to-try-title dispute involving oil and gas interests, and I need focused legal research and strategic written guidance to strengthen my case. Specifically, I’m looking for:

• A concise research memo identifying controlling state and federal case law on trespass-to-try-title claims tied to mineral rights, surface access, and royalties.
• Statutory references and any administrative regulations that directly impact ownership, leasing, or production in my jurisdiction.
• Practical advice on defeasible fee condition subsequent-death, fraud in hiding lack of production, lease termination, lease verbiage interpretation all things related to lease and lease termination. This will be an ongoing assignment that I can break down into sections. The first section will deal with chain of title -which I have- lease termination determination.
• Templates or outlines for pleadings, motions, and discovery requests I can adapt and file pro se.
