Texas Retail Build Project Manager
Budget: $25 – $50 USD
I’m rolling out a series of new retail locations across Texas and need a hands-on project manager who can shepherd each store from the moment the lease is signed to the final walkthrough. The scope spans pre-construction planning, vendor coordination, on-site oversight, and close-out documentation—essentially everything required to hand me a ready-to-open space.
My top priority is contractor identification. I’ll look to you to source and vet builders who 1) specialize in retail store builds and 2) already have a solid track record delivering projects within Texas jurisdictions. Experience on similar roll-outs matters more to me than the absolute lowest bid; proven performance on schedule and quality is how we’ll keep this program on pace.
Key responsibilities
• Coordinate design development with architects and engineers, aligning drawings with brand standards and local codes.
• Build a qualified bid list, issue RFQs, level proposals, and recommend award.
• Drive scheduling, from critical-path creation (Primavera, MS Project, or equivalent) through weekly look-aheads.
• Own the permitting process—submittals, revisions, AHJ comments, and Certificate of Occupancy.
• Provide weekly progress reports with photos, cost updates, and risk flags via Procore (or a comparable platform).
• Lead punch, close-out, and turnover, ensuring every life-safety and merchandising detail is buttoned up.
Acceptance criteria
1. A fully executable master schedule delivered within the first week of assignment.
2. Confirmed GC contract(s) signed no later than two weeks after bid review.
3. Permits secured and inspection calendar locked in per jurisdictional lead times.
4. Store turned over on the committed date, free of life-safety or code deficiencies.
