Texas 850-Lot Layout Design

Budget: $3,000 – $5,000 USD

I have 170 acres earmarked for a new residential subdivision—about 850 lots in total—and I’m looking for a civil engineer who can take the project from initial concept through a plat that a Texas-licensed PE can seal. The work must stand up to both our local zoning codes and all relevant state regulations, so proven success on large-scale lot layouts in Texas is essential.

Scope
You will translate my density targets into an efficient street and lot arrangement, size and site the required detention facilities, and supply a set of drawings ready for city and county review. If you are not personally licensed in Texas, you’ll need an established relationship with a PE who can place their seal on the final map. Either way, I’ll need a direct phone number so we can resolve questions quickly without email lag.

Deliverables
• Preliminary lot and street layout (CAD + PDF)
• Drainage report with detention calculations and pond design
• Final subdivision plat sealed by a Texas PE
• All source files (DWG, drainage spreadsheets, GIS if used)

Acceptance Criteria
The layout must yield roughly 850 buildable lots, respect current zoning setbacks and roadway requirements, and include detention sized to local rainfall data. I’ll consider the job complete when the reviewing authority issues formal comments with no major redesigns requested.
