Residential Development Excel Model
Budget: $30 – $250 USD
I’m building out a new residential development and need a clean, robust Excel model that tells me exactly how the numbers play out. The model must cover the full project life-cycle—land acquisition through exit—so I can see month-by-month cash flows, internal rates of return, and an equity waterfall.
Core focus
• Residential property, ground-up development
• Cash flow analysis, ROI, IRR, project timeline, waterfall distributions
What I expect to open on delivery:
1. An inputs tab with clearly labeled assumptions (costs, phasing, financing, sales velocity, pricing).
2. A dynamic cash-flow statement that feeds a summary dashboard with key metrics (NPV, equity multiples, debt service coverage, sensitivities).
3. Automated waterfall calculations that allocate returns across preferred, hurdle, and promote tiers.
4. A Gantt or timeline sheet that updates automatically when I tweak dates or durations.
5. All formulas unlocked, no circular references unless handled with iteration, and no hard-coded numbers outside the inputs tab.
I’ll provide the project assumptions as soon as we start. The file should be 100 % Excel—no macros necessary unless you feel they materially improve clarity or speed. Clarity, flexibility, and transparent logic are the priority; the model must be easy for other investors to follow and stress-test.
