Property Manager / Project Manager (Leadership Role | Occupancy Growth Focus)

We are seeking a high-performance Property Manager / Project Manager who can take a leadership role within our current management team and help drive one of our biggest priorities: increasing occupancy every single day across our residential portfolio.
This role requires someone proactive, highly organized, and able to motivate and guide others while ensuring smooth day-to-day operations.
Key Responsibilities:
Daily Occupancy Growth
Strategically monitor vacancies and ensure all units are listed, updated, and marketed correctly across platforms.
Follow up proactively with leads, inquiries, and applications to convert them into signed rentals.
Work closely with the current property management team to improve workflows, speed, and accountability.
Rent Collection & Tenant Coordination
Collect monthly rent from tenants through our systems and ensure on-time payments.
Maintain accurate and organized rent-payment records.
Send reminders, notices, and follow-ups for late or missing payments.
Communicate with tenants regarding rent-related questions or concerns.
Team Leadership & Process Management
Lead and guide the existing property management staff to maintain high productivity and clarity in daily tasks.
Identify operational weaknesses and propose improvements to efficiency, occupancy, and tenant satisfaction.
Ensure strong communication across the team and help implement best practices.
Ideal Skills & Experience:
Proven experience in property management, leasing, or occupancy-focused roles.
Strong leadership, communication, and organizational skills.
Ability to work with urgency and focus on KPIs such as occupancy rate, lead conversions, and collections.
Experience with property management platforms (please list the software you’ve used in your proposal).
Comfortable managing multiple tasks, supporting a team, and maintaining accountability.
