Premium Mining-Hospitality Estate Development
Budget: $250 – $750 USD
Project name: Velora Executive Suites – Premium Mining-Hospitality Estate (Masterplan + Core Buildings + Business Ramp-Up)
Primary goal:
Convert an already-defined accommodation product (folding rental units in clusters) into at least a 4-star operationally efficient, premium hotel estate that maximizes:
New land property on unique and elevated with North-facing views (Solwezi township / valley)
Fruit garden between blocks landscape as a signature guest feature and 2 x on-site freshly prepared foods restaurant (Italian & Asian). There is an on-site convenient store opened for both guests and local community. There is also a separate building health club opened to guests and others on a subscriptions or packages based.
Low-staff, high-service operations through smart planning, back-of-house efficiency, and security/access automation
Phaseable expansion from initial clusters to full build-out (target 96+ units) without rework
Known site facts (baseline assumptions):
Sloped site ~8–14° (terracing/stepped platforms required) - site preparation requirement to 23° to accommodate 8-stacked units cluster
Farmland location ~5 km from town with rough unpath roads; title conversion to council land nearly complete
Borehole + water tank and sewage tank already established. Everything else on this 2.1Ha is up to our imagination.
I have purchase the enterprise hotel management version of the Odoo 19 software and require also installation and configuration to suit the operation of the hotel as a business. Manage guest, services, accounts and other features of the Odoo package.
A. “Hotel-grade” Site Masterplan (concept → buildable)
Topographic masterplan with terracing strategy: cut/fill logic, retaining approach, drainage, erosion control.
Cluster planning rules (so expansion stays consistent):
typical “8-unit cluster module” layout, parking math, service access, landscaping template
view corridor protection (no future building blocks premium lines of sight)
Circulation plan (separated flows):
Guest arrival + drop-off + footpaths (quiet, scenic, safe)
Staff circulation (invisible where possible)
Service/delivery traffic (kitchen deliveries, laundry, waste, maintenance) with turning radii and hardstands
Utilities masterplan (now + future):
Power distribution (grid + backup + solar readiness)
Water reticulation + pressure zoning for slope
Wastewater (septic now / treatment upgrade path later)
Stormwater management (the slope is your biggest long-term risk)
Data/telecom (Starlink/fibre readiness, Wi-Fi topology)
Security masterplan:
perimeter wall/fence strategy, gatehouse, CCTV zones, lighting
vehicle access control, guest access control, emergency access
Output format you should demand:
Masterplan drawings (PDF) + editable CAD/Revit files
A “phasing overlay plan” showing Phase 1/2/3 build-out without redesign
B. Reception + Main Building (Front-of-House + Back-of-House designed like major chains)
Front-of-house must include:
Arrival sequence: gate → driveway → covered drop-off → lobby reveal to view
Reception + concierge + waiting lounge (view-facing)
Bar / lounge (view-facing)
2 restaurants (Italian wood-fired feature + Asian concept) with shared back-of-house where smart
Toilets (guest-facing, accessible compliance)
Convenience shop/grab-and-go
Business center / meeting pods (high demand for mining contractors)
Outdoor terrace(s) for sunset / morning breakfast, protected from wind/rain
Back-of-house must include (critical for profitability):
Receiving bay (truck access + secure receiving)
Dry store + cold rooms + freezer + beverage store
Prep zones + main kitchen + dishwash + grease management
Waste handling (segregation, odor control, pest control)
Laundry (or laundry hub plan if distributed)
Staff entry, staff lockers, staff dining/rest, small training room
Maintenance workshop + spares store
Security control room (CCTV + access)
Plant rooms (power, pumps, hot water, IT racks)
Key requirement to state:
“Design must minimize staff steps and handoffs (cruise-liner logic): shortest distance from receiving → store → prep → pass → dining → dishwash → waste.”
C. Health & Longevity Club (separate building)
Deliver a complete concept + operational model for:
Pool (or plunge + lap option), sauna/steam, massage rooms
Small clinic / consult rooms (optional partner operator model)
Gym + studio
Quiet retreat spaces (view-facing)
Membership/subscription packaging (hotel guests + local professionals)
D. Landscape + Fruit Garden as the “signature product”
Edible landscape design: fruit orchard geometry, irrigation zoning, paths, seating, photo points
Kitchen garden (herbs/vegetables) placed for operations: close enough for chefs, protected from guest damage
Greywater & nutrient loop concept (practical + legal): what can be done safely, what must be treated first
Future adjacent aquaculture concept (prawns/yabbies): feasibility and interface points (water, waste, biosecurity)
E. “Establish, Ramp-Up, Steady Operations” business pack (hotel-grade)
Demand these outputs (this is where most designers fail—so force it into scope):
Positioning + pricing strategy for mining contractors (daily, weekly, monthly packages)
Occupancy plan: FQM and contractor pipeline, preferred supplier pathway, corporate contracting strategy
Full staffing model by phase (minimum staffing, multi-skilling roster plan)
SOP set outline (front desk, housekeeping, F&B, security, maintenance, procurement)
Systems stack (PMS/booking, invoicing/VAT workflow, inventory, access control integration)
Pre-opening plan: recruitment, training, commissioning, soft opening, grand opening
12–36 month ramp-up financial model: CAPEX by phase, OPEX, cashflow, break-even, sensitivities (occupancy, ADR, power/water cost)
