I’m commissioning a complete architectural package for a three-storey, four-unit apartment block—each unit a modern 2-bed, 2-bath layout with an open-concept living-kitchen core. The building must feel Miami modern yet grounded: generous glass for panoramic views married to a brick-and-concrete façade.
Key spatial goals
• Floor-to-ceiling windows on the view-facing elevations
• Rooftop lounge that integrates a compact gym, pool and discrete solar array without compromising leisure space
• Intuitive circulation, efficient MEP routing and sound separation between stacked units
Deliverables I need from you
1. Full architectural drawings (plans, elevations, sections, reflected ceiling, MEP coordination) suitable for permitting
2. High-resolution 3D visual set plus a walkthrough video that tours every furnished unit and the rooftop amenities
3. BIM or CAD model with layers tidy and tagged for future consultant work
4. Comprehensive materials and finishes schedule—including quantities and supplier specs—for procurement and budget tracking
5. Phased project-management plan outlining critical path, trade sequencing, and milestone reviews
Preferred tools: Revit, Archicad or equivalent for BIM; Lumion/Twinmotion/Enscape for renders; Excel or MS Project for the management schedule—though I’m open if you can demonstrate equal or better solutions.

• Open-concept living-kitchen areas meet local egress and accessibility codes
• Exterior palette sticks to brick and concrete with complementary steel/glass accents
