Modern Real Estate Ad Design

I’m putting together a full-colour, 8.5″ × 11″ magazine ad to showcase five of my current listings, and I want it to look sharp, modern, and minimalist. I’ll supply the brokerage branding bar along with our colour palette, fonts, and logo files—so the layout needs to respect those assets while still feeling fresh.

What the ad must include
• A clean header or sidebar that incorporates the provided branding bar.
• Five distinct listing blocks, each showing price, location, and a few key features I’ll forward (e.g., “3-bed, lake view, walk-out basement”).
• Simple visual hierarchy so readers can scan quickly—think ample white space, balanced typography, and no visual clutter.

Deliverables
• Print-ready PDF (CMYK, 300 dpi, with bleed).
• Editable source file (InDesign, Illustrator, or layered PSD).
• A downsized web/JPEG version for social sharing.

I’m aiming for a layout that could be dropped straight into a regional real-estate magazine without further tweaks. A couple of quick revision rounds to fine-tune copy or photos would be appreciated.
