Lead Magnet eBook Formatting

I have a completed manuscript that will serve both as a downloadable lead magnet and as a small book I can hand out at events. What I need now is professional formatting—clean, modern, and consistent—so the content looks just as good on-screen as it does in print.

Here is what I’m after:
• Interior layout in a modern, minimalist style that keeps the pages airy and highly readable.
• Integration of the images and graphics I supply, balanced thoughtfully with the text.
• A clear, well-structured table of contents (clickable in the PDF).
• Delivery of two final file sets:
 1. Screen-optimized PDF for instant download.
 2. Print-ready PDF prepared for both paperback and hardcover, with correct margins, bleeds, and color profiles.

All text is written and images are ready; your focus is purely on layout, styling, and ensuring technical compliance for print. If you normally use InDesign, Affinity Publisher, or a similar pro desktop-publishing tool, please mention it so I know the workflow will be solid.
