I need help with my Power BI project

Hello,
I have a dataset CSV file that contains a little more than 100 columns and about 300,000 records.
I have already created a very comprehensive dashboard with codes and design but there are things I need help with to finish my project. Here are the things I need help with:
2 Phases:
First Phase:
1. Fix my bug. I need a code that calculates a column with a binary output "Good Deal" or "Bad Deal". I have tried many codes and I cannot get it to work correctly. There's 2 criteria for this to work. The expression must satisfy to requirements to = "Good Deal", otherwise "Bad Deal".
2. How to calculate a column based on categorical variables? Calculate(expression, filter by category variable doesn’t work) Why?
3. Calculate Average Rate of Change using selected measure.
4. Create a map visualization to house measures for geographic areas relevant to the dataset allowing to map out addresses.
5. Have a look at my Neighborhood calculated column and let me know if that is efficient. Apply NLP (Natural Language Processing) if necessary if it make is better.
6. Split columns that have multiple variables in their fields. Then unpivot to get their own columns. Eliminate duplicates when necessary.
7. Scatter plot currently combines some amounts if the X value is the same. I need this to not occur. There should be to values for that X variable, not summed together into one amount.
8. Verify that my "Rent Ratio" measure is proper.
9. When selecting a record from one dataset, I want that information to populate with the other dataset info in the visualizations by a categorical variable.
Phase 2:
1. Investigate why I am unable to put certain variables into visualizations such as the scatter plot which were able to before.
2. Why do I get Error message when refreshing: “The Column [Column Name] of the table wasn’t found” when the column is there I verified it?
3. Why do I get an Error message: “OLE DB or ODBC Error” when refreshing. It seems to occur due to tables being related to each other.
4. How to fix circular dependencies errors.
5. Provide all documentation for codes and data prep.
Description of the datasets: They are exported straight from my MLS system into a CSV file. Records amount to 300 to 900 new records per day.
Provide at least 90 days of free technical support after job is completed with response times within 48 hours.
First meeting will occur via Zoom or some other visual chat means to make clear understanding of work and for me to provide the formulas as needed for calculated columns.
