Small Bathroom Build-Out, Lemon Grove
Budget: $10,000 – $20,000 USD
Small bathroom build out including rough plumbing through slab for a new bathroom in a small house in Lemon Grove, San Diego.
Assess connection possibilities and install rough plumbing for a completely new bathroom where a small bedroom used to be. There is an existing bathroom on the other side of the wall. However, the house is on a slab foundation and the fixtures in the existing bathroom are away from the wall where the new bathroom would be installed.
The new bathroom will be approx 8' x 8' and have a roll in/curbless shower for a wheelchair. One sink and toilet. Bathroom space will be framed but otherwise needs to be built out.
- Cut and trench concrete slab for toilet and drain connections.
- Install copper lines through the attic or walls to make connections for the shower,toilet and sink.
- Install shower valve for hand held shower at the wall
- Install shower head at the other narrower wall.
- Run (2) New 12 -2 lines to the electrical panel through the attic approx 30' away.
- Run (1) new 14-2 line to the panel for the lights. (Potentially connect into another line)
- Install (1) new GFCI outlet in the bathroom.
- Install a new exhaust/heater at the ceiling. Run exhaust line to the outside through a stucco wall.
- Install box for a sconce light at the sink
- Install recessed lights (2) at the shower, (2) in the ceiling.
- Install switches at the wall and make connections.
-The shower will be approx: 7'L x 40"W.
- Install drywall: bathroom is 8' x 8' x 7'10"H.
- Waterproof the shower. Waterproof the floor 4' outside of the shower. (Hydroban or?)
- Install tile on shower walls: 96 sq ft.
- Install shower floor tile: 24 sq ft.
- Install bathroom floor tile" approx 41 sf.
- Prime, texture and paint the bathroom.
- Install all fixtures.
Please give me a rough bid based on the work only. I'm a GC looking for licensed subcontractors who are reliable, fair priced and do good work. I appreciate good people, and listen to any ideas or issues. I also pay on time at every phase. Thanks very much for your bid. If you specialize in one of the trades please let me know as well.
