Commercial Plumbing BOQ & Quote

I need a seasoned estimator with solid commercial-plumbing knowledge to produce a full bill of quantities and rate quotation for a new-build hotel. The scope is limited to installation of brand-new plumbing systems—everything from incoming mains to final fixtures—so I will send you the architectural and MEP drawings (PDF/DWG) plus any schematics you need.

Your job is to measure, itemise and cost every element of the plumbing package, then present it in a clear, editable spreadsheet. I work in Excel and review take-offs in PlanSwift / Bluebeam, so accuracy and traceability are critical; make sure each item is linked to a drawing reference and includes unit, quantity, unit rate and extended total. Please add short notes for assumptions, exclusions or provisional sums so nothing is left open to interpretation.

Deliverables
• Excel workbook (BOQ tab + Summary tab) with formulas intact
• PDF of marked-up drawings showing take-off locations
• One-page methodology note outlining measurement approach and codes referenced

Acceptance criteria
• Quantities reconcile to drawings within ±2 % tolerance
• All rate build-ups are transparent and in the project’s local currency
• File formats open without error in current-release Excel and Adobe Reader
