Student Accommodation Booking App Development

I'm looking to create a platform similar to Airbnb, but specifically for student accommodations and long-term tenants. The app should facilitate hosts listing their properties and tenants booking them.

Key Features for V1:
- User Types & Authentication: Role-based dashboard distinguishing between students and landlords, optional .edu email verification for students.
- Listings: Hosts can add properties with various details and set availability dates. Tenants can view listings with filters (location, price, gender, amenities) and view detailed property pages.
- Booking: A booking request form that the host can approve or decline, followed by booking confirmation emails.
- Messaging: Simple messaging system to start with, with potential for email notifications.
- Payments: Initially offline payments, with plans to integrate Stripe or PayPal in V2.
- Admin Panel: For managing users and listings, and handling reports/disputes.

Ideal Skills:
- Proficiency in app development, particularly with user authentication systems.
- Experience with integrating Google Maps into applications.
- Previous work on similar platforms like Airbnb is a plus.
- Knowledge of implementing secure payment systems.

Please note, the first version of the app should have:
- Email verification
- Messaging
- Payments

Also, tenants should be able to filter listings by:
- Gender
- Amenities
- Price Range
