Property management software and invoicing

Hi Im a property managment I would like to have help with my mangement software

I currently use excel and would like something better.

I have clients that have multiple properties in different countrys and areas. they are all numbered property. They ask my services for maintaining there property I would like to have a software that allows me

To have a job tracker
When clients send me a task to be able to enter it in order to find a good sub contractor.

Then to be able to receice the estimate (estimate tracker)
To know witch jobs i found subcontractor and be able to put ther information I will always find 2-3 diffenrent subcontractor in order to get the proper princing so need to add all the information and make sure i have all the estimate needed to send my clients

Then estimate traker
To be able to send my estimate to the clients the currency migth change from the subcontractor estimate currency. To be able to know witch client estimate is sent witch are approved

Job tracker
All the approved estimate to be sure the job is done in a timely manner

Invoice tracker
Once the job is completed to be able to send the invoice and make sure its paid

Completed work traker
To be able to find the work done on each property to see who did the job who ask the job initially

It could be an existing software adapted for my needs
