✅ Scope of Work (MUST-HAVE Features)
1️⃣ AI Lead Scoring & Predictive Model
✅ Train an AI model (XGBoost/Random Forest) to analyze distressed properties based on:
* LTV Ratio (Over 90% → No equity, can’t refinance)
* Tax Liens (Multiple or unpaid for 6+ months)
* Mortgage Delinquencies (30, 60, 90+ days late)
* Pre-Foreclosure & Auction Status
* Absentee Owner + Vacant Property
* Probate / Inherited Properties
* Eviction Filings (Landlord Distress Signals)
* MLS Price Drops & Long Days on Market (DOM 120+ Days)
✅ AI will score each lead as Hot, Warm, or Cold based on distress factors.
✅ Train AI using:
* Free public data (HUD, IRS, FRED, Census, local county records).
* (Optional but preferred) ATTOM API for higher accuracy (85%+).
✅ Store & manage lead data in PostgreSQL or Firebase.

✅ User-defined property search using:
* Zip Code, County, or State filters
* Property-specific filters:
* LTV Ratio

* Pre-Foreclosure Stage
* Owner Type (Absentee, Owner-Occupied, Corporate-Owned)
* Financial distress filters:
* Mortgage Delinquency (30, 60, 90+ Days Late)
* Probate & Estate Sales

* Unemployment rate trends
✅ Automated weekly data refresh to keep lead lists up-to-date. (Optional feature button)
3️⃣ AI Lead Dashboard (Fully Functional UI, But No Accounts/Authentication)
✅ Create a simple, clean dashboard using Streamlit or PowerBI to:
* Display Hot, Warm, and Cold leads
* Show distress indicators for each property
* Allow users to filter & refine property lists
* Provide CSV export feature for manual outreach (cold calling, SMS, mailers).
