Custom Website to Controlled By CRM

In this project I want a website. The website and the CRM should be connected, I should be able to change the fields on the website from the CRM if possible.
The purpose of the website and crm will be to sell paid account subscriptions.
I want to create a website, add all the real estate projects from lets say XYZ Area.
Scenario 1: If a construction company is interested in knowing all the information about construction projects in lets say in Area XYZ. This company/client will need to create an account on the website and pay to see the data from the website and have access to the maps.
Scenario 2: We will have a lead form on all the project pages. A realtor from the area XYZ wants to get access to the leads which are captured from a few of the top projects in the XYZ area. He will create a account and pay to get access to an account where he will see his leads.
