Scope of Work: Full Website Redevelopment for Newlista.com
We are seeking an experienced web developer to fully redevelop our website with the following specifications:
Core Requirements:
Listings Features:
Sales Properties: Display Sales Price, Net Operating Income (NOI), and CAP Rate (calculated as NOI ÷ Sales Price).
Lease Properties: Include NNN, NN, or N status, monthly lease payment, and lease term (in years).
Option to hide sensitive details if requested by the seller/landlord, displaying "Inquire" instead.
Excluded Pages:
Omit Business listings, the News, Books for Sale, and Directory pages from the new website.
Keyword Matching Algorithms:
Develop algorithms for matching users with properties based on specific keywords like location, property type, and investment criteria.
Design and Development Guidelines:
No WordPress.
Unique design (no templates or copied designs; must not violate copyrights).
Present design concepts via Figma for approval before implementation.
Beta test to ensure full functionality and stability before transferring to the live server.
Final website ownership will belong to Newlista Ventures LLC.
Performance and Security:
Optimize for speed (load within 3 seconds).
Ensure the site can handle high traffic with simultaneous users.
Implement robust security measures to prevent scraping and unauthorized access.
Technical Specifications:
Fully responsive across devices (smartphones, tablets, desktops, laptops).
Compatible with Apple and Microsoft platforms.
Include metatags on the main page for SEO.
Set up 401 and other redirects as needed.
Additional Skills Required:
Experience with payment gateways, API integration, and contact forms.
Must have real estate website development experience; commercial real estate experience is a plus.
Project Structure:
Turnkey project, not hourly. Work must be done on your server and transferred to our server upon completion.
If you do not have a UX/UI designer, you must source one. They will handle image acquisition (AI-generated images are acceptable).
Guarantees:
Guarantee the website’s functionality and stability post-server transfer.
Provide references upon selection.
