Photo Restoration of Architectural Model

I need assistance to restore a small, damaged black and white photo of an architectural balsa-wood model (a water tower).
The photo has:
- Tears or rips
- Lack of focus and poor lighting
The primary goal is to improve focus and clarity. I would like to keep one photo in black and white and gently colorize the other to reflect the balsa-wood color.
