How much time to do this:
1. Selling
a. Use SOL to create NFT and list it on my site.
b. Return address and image url (if arwave is fast enough hosting)
2. Buying
a. Buy NFT with added fee to cover royalties
3. Renting
a. Change owner for an amount of time and then revert
