Construction Snagging Tool / App Development

I'm in need of a simple but effective snagging tool / app for construction projects, aimed at small to medium scale ventures. The app should be compatible with both iOS and Android devices, including iPads and Android smartphones & tablets.

Key Features:
- Photo Capture and Annotation: Users should be able to take photos on-site and annotate them as needed.
- Checklist Creation and Management: A simple interface for creating and managing checklists.
- Defects & Inspections photos: These should be able to be plotted on PDF drawings.
- Emailing Reports: The app needs to enable users to email a PDF that contains embedded photos and information. The PDF should act as a folder with photo files.
- Extra Info Box: Each photo should have an option to include additional info such as date, location, and notes.
- Exporting Photos: An option to export all annotated photos from the PDF into a zip folder.
